Grade II listed and believed to date back in parts to the late 16th century, this delightful period farmhouse offers much character with exposed timbers, brickwork and ornate pargeting on the exterior.

Extensively rebuilt in the 1980’s and 1990’s, the house has been sympathetically modernised and improved further by the current owners to give a stylish and up-to-date feel whilst retaining many of the original features and history.

Set at the end of a deep driveway flanked by paddocks on either side, there is a feature pond and turning area just in front of the house, with an area to the north set aside for the equestrian elements of the estate.

Upon entering the house, the ground floor reception spaces include a drawing room, dining room, study and office/playroom, together with a large open plan kitchen/ breakfast room running across the back of the house and opening onto the gardens. The drawing room and dining rooms both have feature inglenook stock brick fireplaces.

The double garage can be accessed internally and there is also a guest cloakroom and sizeable utility/boot room which provides the everyday entrance to the house. There is underfloor heating in the kitchen and utility room.

Moving upstairs, there are five bedrooms and three bathrooms, all with underfloor heating. Two of these bedrooms have en suites, with the main bedroom also having a dressing room. There are some lovely views over the gardens and open countrys1de beyond

The gardens for the house itself extend to around 2.5 acres and are a wonderful feature, enclosed mainly by beech and hawthorn hedging. Around the natural pond which sits in front of the house there are several mature willows as well as an oak tree amongst others.

To the rear there are formal lawns. an orchard, parterre and a walled garden, within which sits the heated swimming pool and summer house/changing room which has a cloakroom and kitchenette.

Dotted amongst the gardens are a selection of specimen trees and shrubs, with a York stone terrace to the rear of the house enjoying a westerly aspect.

Just to the side of the drive and separate from the house, there is an L-shaped stable block with four stables in a concrete yard with power/lighting, drainage, tack room, haybarn and other stores plus two additional stables. The 40 x 20m Charles Britton· manège is located in the paddocks which are to the north and south of the house with two double field shelters and water troughs and extend to around 15.5 acres.
