Positioned within pure English countryside, 15 acres of it could be yours. The Long Barn is equestrian, exquisite, in the hamlet of Eakley Lanes on the edge of Buckinghamshire.

There’s so much to discover at this bucolic estate, both in and out, and each find frames the idyllic lifestyle on offer. It’s particularly ideal for horse lovers, with the best of the best in terms of facilities. Steeds are served by eight Scotts of Thrapston boxes, a 50mx25m floodlit riding arena, a Claydon walker, a hot and cold wash bay and a solarium, while riders and grooms are provided with a tack room with a new kitchen, a hay barn, a sunken ramp for easier trailer access, and a six-bay barn with electrics and water. Hacking couldn’t be better in the area, with bridlepaths aplenty and routes into Salcey Forest, and the grounds afford a 7.2-acre cross-country course.

Inside the property, immersed in the surrounding greenery, much of it your own land, there are rare-to-find outlooks over all this, for watching horses roaming your own back garden. Field vistas flood in through the windows, as does abundant light. The charming brick and stone exteriors envelop the exceptional interiors, where space, beauty and quality live in perfect harmony to the house and the annexe.

Fitting for a family, the main residence is spread over nearly 2,500ft⊃2;, consisting of generous and well laid out rooms, newly decorated throughout and with new carpeting, new windows and new doors. There’s also planning permission to extend the kitchen and boot room/utility if more space is required or desired.

Central to the accommodation, representing a real home hub, is the open plan kitchen/dining room/snug. A peninsula divides the kitchen from the living areas and supplies sizeable work surfacing, yet the space is open and sociable for hosting family and friends. There are dark wood cabinets, high-quality fixtures and fittings, a Franke sink, and integrated appliances, including Hotpoint fridge and freezer drawers, an induction hob, dual Smeg ovens, a separate grill, a coffee machine and a Miele dishwasher. Triple aspects bring brightness, and French doors open onto the terrace for accessible al fresco dining and outdoor enjoyment.

Work and relaxation are situated at opposite ends of the layout, with the substantial lounge benefitting from a stone fireplace, the office from quiet seclusion, and each with a wood-burning stove. The office is a versatile room that lends well as a home gym or perhaps a cinema room.

To the first floor, very high ceilings create airiness and trap the light within the rooms. All four bedrooms are very large doubles with wardrobing. The master has our favourite lookout over the landscape and a stunning en suite shower room. Bedrooms two and three share a Jack and Jill bathroom, and the fourth bedroom and shower room to the end make a superb guest suite or teenage hideaway with a secondary staircase.

The one-bedroom annexe presents a prime place to house relatives, guests or independent children (we recommend discussing Multiple Dwelling Relief with your solicitor). The deck to the front is shared with the main house, and this is just where we’d want to be on a summer’s evening, by the pizza oven or the barbeque, on the sofas, observing the herd. A round tiki-style gazebo is covered for any chance of rain, and slate patios and a good-sized lawn provide entertaining parties of people.

The mature, well-stocked and wall-enclosed frontage is gravelled for multi-car parking, and the security conscious need not worry, as there’s CCTV to all sides of the house and to the yard, and the plot and the access lane are both gated. The gravel lane continues up to the double detached double garage and further driveway parking, useful for visitors to the annexe if using as an Airbnb.

Eakley Lanes is a picturesque place to visit, but living here is special. The rural setting belies the nearby connections. History has it that horses would stop here for a break on journeys between Northampton and London, and you’re equidistant between Birmingham and London, a little over 30 miles from Luton airport, within easy reach of the M1, and a short drive from the City of Milton Keynes and the charming towns of Newport Pagnell and Olney.
