There’s so much to discover at this bucolic estate, both in and out, and each find frames the idyllic lifestyle on offer. Steeds are served by eight Scotts of Thrapston boxes, a 50mx25m floodlit riding arena, a Claydon walker, a hot and cold wash bay and a solarium, while riders and grooms are provided with a tack room with a new kitchen, a hay barn, a sunken ramp for easier trailer access, and a six-bay barn with electrics and water. Hacking couldn’t be better in the area, with bridlepaths aplenty and routes into Salcey Forest, and the grounds afford a 7.2-acre cross-country course.


Inside the property, immersed in the surrounding greenery, much of it your own land, there are rare-to-find outlooks over all this, for watching horses roaming your own back garden. Field vistas flood in through the windows, as does abundant light. The charming brick and stone exteriors envelop the exceptional interiors, where space, beauty and quality live in perfect harmony to the house and the annexe.

Fitting for a family, the main residence is spread over nearly 2,500ft⊃2;, consisting of generous and well laid out rooms, newly decorated throughout and with new carpeting, new windows and new doors. There’s also planning permission to extend the kitchen and boot room/utility if more space is required or desired.

Central to the accommodation, representing a real home hub, is the open plan kitchen/dining room/snug. A round tiki-style gazebo is covered for any chance of rain, and slate patios and a good-sized lawn provide entertaining parties of people.

The mature, well-stocked and wall-enclosed frontage is gravelled for multi-car parking, and the security conscious need not worry, as there’s CCTV to all sides of the house and to the yard, and the plot and the access lane are both gated. The gravel lane continues up to the double detached double garage and further driveway parking, useful for visitors to the annexe if using as an Airbnb.


Eakley Lanes is a picturesque place to visit, but living here is special. The rural setting belies the nearby connections. History has it that horses would stop here for a break on journeys between Northampton and London, and you’re equidistant between Birmingham and London, a little over 30 miles from Luton airport, within easy reach of the M1, and a short drive from the City of Milton Keynes and the charming towns of Newport Pagnell and Olney.
